Rental Criteria (full screening policy available upon request)

  • Income: Gross monthly income of all applicants must 3x monthly rent
  • Credit: Flexible depending on other criteria, no property debt, no evictions. A conditional result may require a guarantor, who will need to make an income of 5x monthly rent in gross pay. Previous bankruptcy will require an additional security deposit of one month's rent.
  • Criminal: no felony convictions, no violent, drug, or sexually-related misdemeanors

Leasing Details

  • Application Fee: $50 per person over 18 years old
  • Administrative Fee: $75 per home
  • Deposit Fee: $150 for one bedroom, $250 for two bedroom $350 for a 3 bedroom (additional deposit may be required depending on approved credit)
  • Water: Allocated, Electric and Water are allocated and based on the total usage of the building, split by square footage and number of tenants in each home. Utilities are billed by the community and paid by the tenant and include electric, water, gas, and trash. You can expect a total approximate of $125 - $200.
    Renters Insurance: Required
  • Stove/Oven: Electric
  • Cable/Internet: Provided by the community (some rates apply)

Amenity Charges

  • Valet Trash: $20
  • Pest Control: $5
  • Admin Fee: $4.50
